Live deployment · Hospitality

Six hotels, one platform, no days lost.

Dakota Hotels replaced manual legionella checks with a continuous audit trail, caught leaks in riser cupboards before they reached a guest room, and put energy across the whole estate on one screen. Every site retrofitted in under three days.

What Dakota was up against

Six luxury properties, a growing estate, and four problems that get worse with every site added.

Hidden leaks

Water in riser cupboards and concealed areas could run for days before anyone noticed, risking property damage, a claim, and rooms out of service.

Legionella on clipboards

Hot and cold water temperatures checked by hand. Slow, easy to miss, and it is the time back from the team that makes the difference.

No building work

Anything fitted had to retrofit into a live hotel with no disruptive works and no impact on the guest.

Data in six places

Every site reporting differently, so nobody could see the estate as a whole or compare one hotel against another.

“The installation was efficient with no disruption, and they've become a trusted operational partner. We'd have no hesitation in recommending them to other hotel operators.”

What we fitted

One wireless network per property, carrying every sensor in the building. Nothing cabled, nothing on the guest WiFi.

Leak detection

Sensors in riser cupboards and other high-risk locations, triggering immediate alerts to the hotel team. Alerts reach Reception by phone call, so a leak is answered in minutes rather than found in days.

Legionella compliance

Hot and cold water temperatures read continuously, every 20 minutes. Manual checks removed entirely, and the audit trail builds itself with timestamped data ready for the inspector.

Energy and utilities

Existing pulse and Modbus meters pulled into one view for electricity, gas and water. Where no metering existed, current transformers were retrofitted to reach extra circuits without invasive work.

One platform

Live dashboards across all six sites, automated compliance reporting, intelligent alerting, historical analytics for benchmarking, and multi-site oversight from a single login.

What changed

Four things Dakota can do now that they could not before.

Leaks caught early

Multiple leaks identified across different sites at a stage where they would otherwise have gone unnoticed, avoiding repair cost and lost room revenue.

Compliance automated

Every manual temperature check replaced by continuous monitoring, with a full legionella audit trail and zero manual effort.

One view of the estate

Energy and utility consumption in a single platform, so sites can be benchmarked against each other and waste can be found.

Minutes, not days

Real-time alerts by phone call to Reception, so teams respond to a leak while it is still a small one.

Independently published

Milesight published this deployment too

The sensor manufacturer documented the Dakota rollout on their own site, naming the hardware used: EM300-SLD and EM300-MLD leak sensors, TS302 temperature sensors, UG65 gateways and UC100 converters. Same project, told by someone other than us.
